The Story Behind the Storyteller: Exposing the Ghost Firm

In May 2021, Julie and her husband Joe hired what they believed was a reputable contractor—Regency Homebuilders, LLC—to construct their dream home in Lakeland, Tennessee. Unbeknownst to them, the structural foundation pad of their home was built up on 4 to 6 feet of uncompacted, high-moisture fill dirt before the concrete slab was poured.

When it came time to certify the structural integrity of that foundation, Regency brought an inspector to the property. Captured clearly on the family’s front-door security camera, a Regency representative pointed to the inspector and stated flatly: "This is David. He's one of my engineers... He's the one that inspected it."

The inspector was David Al-Chockachi, operating under the banner of a firm called AFA Engineering.

Within months of closing, the Pereiras' dream home collapsed into a structural nightmare. Massive "bellies" formed in the sewer lines beneath the concrete slab, causing every toilet in the house to back up continuously. The foundation began to crack, settle, shift, and draw up catastrophic levels of moisture, rendering the home structurally compromised and costing an estimated $260,000 just to stabilize with helical piers.

Julie didn't just accept the generic corporate excuses or the initial denials from code enforcement. She launched an independent, forensic investigation into AFA Engineering. What she uncovered was staggering:

When Julie went public on Facebook to protect her neighbors, Regency Homebuilders retaliated by filing a massive defamation lawsuit against her—a classic SLAPP suit (Strategic Lawsuit Against Public Participation)—attempting to weaponize an illegal "non-disparagement clause" to bleed the family financially and force her into silence. To date, the family has had to endure $198,000 in legal and private engineering fees just to fight for basic consumer protection.

Julie refused to back down. She escalated the fight to the Tennessee Board of Architects and Engineers, the Board of Contractors, and the state Attorney General’s office, forcing a state-level administrative investigation into the fraud that is still rocketing through the system today.
